First real estate sale
Got licensed. Spent the next decade selling new homes for builders — learning their playbook from the inside. Understanding how developers think, what they need, and how deals get structured.
Pre-sold a subdivision he didn't own
Decided to stop selling for builders and become one. No investor money. Went to builders, pre-sold the lots, collected deposits — then used those deposits to acquire the land from the developer.
Raised $72M in two years
Scaled the model. Brought in capital for larger projects. Developed residential communities across the U.S. and Canada. The pre-sell strategy became the foundation for everything that followed.
Operating globally. Same strategy.
Active across the U.S., Canada, Bali, and Greece. Master-planned communities, urban multifamily, residential subdivisions. Two decades in — the pre-sell method still works exactly as it did on day one.
